| This summer has been HOT - in more ways than one. However, just like the first cool breeze of fall, we're beginning to see signs of a market shift. In recent weeks we have seen several contingent offers accepted, showing greater seller flexibility than has been present for much of the summer. In addition, for the first time in a long time we saw more new listings than sale pendings in the past week. There are an increasing number of homes in the median price range. If the ferocity of the market was a bit intimidating the past few months, now might be the time to jump in. |

Prices are holding steady at about a 20% increase from last year.
