It is a challenging time to purchase a home. Inventory is incredibly low and demand is incredibly high. However, with the right guide to navigate the market you can still find - and purchase! - your dream home. Here are 5 do's and don'ts if you're preparing to enter the battle.
- Do find a realtor you can trust. You will need someone who will go to battle for you and be able to move quick. A good reputation is a must in competing offer situations. AE has long-standing and far-reaching networks to help you close the deal.
- Do prepare to act quickly. All six of AE's current listings will close within 30 days of list. Things are moving fast, so you need to as well. This means entering the fray pre-approved and with a clear idea of your must haves and areas of compromise.
- Don't make a contingent offer. 9 times out of 10 (or more) a contingent offer is not going to be accepted in this market. As scary as it is, you will likely want to sell your home first, then look to buy. We just helped one of our recent sellers purchase their next home - it can be done!
- Do make your offer competitive. In addition to increasing the price of your offer, add other attractive elements. For example, is your timing flexible? Flexbility on close date may be very attractive to some sellers.
- Don't judge today's market by last year's prices. Prices have jumped dramatically in the past year - by over 20%. Expect to pay more. With up to date knowledge of market conditions, we can help you determine if a home is priced fairly in today's market.
